Forensic Analysis Uncovers £113K Property Fraud Scheme

A comprehensive digital forensics investigation conducted by Belkasoft has led to the conviction of Jason Cunningham, a property manager involved in a significant fraud operation worth over £113,000. Cunningham, who operated within the rent-to-rent property sector, deceived landlords and investors through fraudulent contracts and misleading promises.

Unveiling the Fraudulent Scheme

Cunningham managed several companies in the rent-to-rent industry, a legitimate business model where properties are leased from landlords to sublet as shared accommodations or serviced units. However, Cunningham exploited this system for fraudulent purposes, duping both landlords and tenants while maintaining a facade of affluence with frequent trips abroad.

Mark Morris, a digital forensics expert from Aardvark Forensics, explained that Cunningham portrayed himself as a wealthy business mogul. He used forged documents to manipulate victims and, when confronted, would attempt to pit them against each other with threats of legal action.

Data Recovery from Compromised Devices

After Cunningham’s arrest, Morris was tasked with examining an iPhone and a malfunctioning MacBook. The MacBook, with its broken screen and keyboard, was accessed using an external monitor and keyboard, allowing the creation of a backup through a Time Machine onto an external hard drive. This data was then processed with Belkasoft X, and additional data was retrieved using AweClone software.

The iPhone data was extracted via a local iTunes backup, also analyzed with Belkasoft X. The software enabled simultaneous examination of both devices, facilitating the discovery of extensive fraudulent activities through keyword searches in communications such as WhatsApp and iMessage.

Impact of Digital Evidence and Trial Outcome

The investigation revealed discrepancies in documents purported to be agreements with landlords and tenants when compared with witness testimonies. Morris noted that the digital evidence, when combined with bank records, invalidated Cunningham’s claims of running a legitimate business.

Despite the defense’s argument that Cunningham, as a seemingly successful entrepreneur, had no motive for fraud, forensic analysis showed that luxury expenditures were funded by illicit gains. Over £100,000 has been reclaimed, and further investigations under the Proceeds of Crime Act are ongoing.

The trial, which lasted nine weeks and featured over 30 witnesses, concluded with Cunningham being found guilty on multiple counts of fraudulent trading and using false instruments, resulting in his imprisonment in November.

The Role of AI in Modern Forensics

Morris emphasized the growing influence of artificial intelligence in digital forensics, highlighting BelkaGPT, an AI feature from Belkasoft. This tool enhances the analysis by interpreting images, extracting text, and transcribing audio and video, making it easier to search through visual and audio evidence.

In fraud cases, AI can significantly aid investigators by allowing them to search evidence using natural language queries, such as finding luxury car images or conversations about financial transactions, thus uncovering connections that traditional keyword searches might overlook.
